Bloomberg’s New European Headquarters by Foster + Partners

Located between the Bank of England and St Paul’s Cathedral, the building responds to its historic context. It is a true exemplar of sustainable development, with a BREEAM Outstanding rating – the highest design-stage score ever achieved by any major office development. Occupying a full city block, the 3.2-acre site comprises two buildings united by bridges that span over a pedestrian arcade that reinstates Watling Street, an ancient Roman road that ran through the site. Bloomberg Arcade is now a key route for people moving around the City, with restaurants and cafes at ground level, set back behind an undulating façade under a covered colonnade. Three public plazas, located at each end of the arcade and in front of the building’s entrance, provide new civic spaces in the heart of the Square Mile. Its striking façade is defined by a structural sandstone frame in response to the adjacent Magistrate’s Court, with a series of large-scale bronze fins that shade the floor-to-ceiling glazing. The main entrance to Bloomberg is defined by a substantial porte-cochère, where the building forms two sides of a new formal city square. Beneath this square is a new entrance to Bank Underground station, constructed as part of the project, that connects to the Waterloo and City line. Arriving at the main entrance, everyone passes through the reception lobby before being drawn into the Vortex – a dramatic double-height space created by three inclined, curving timber shells, whose unique form echoes the dynamism and energy of Bloomberg. These shells twist to form an oculus at their apex, which contains an artwork titled ‘No Future Is Possible Without A Past’ by Olafur Eliasson. Central to Bloomberg’s ethos, the double-height ‘pantry’ on the sixth floor is the heart of the building. Clad in bronze, the ramp is designed and proportioned as a place of meeting and connection, allowing people to hold brief impromptu conversations with colleagues, whilst not impeding the flow of people. Winner of the "On the Books" Category of the SEBC 2016 Aurora Awards. The owners’ design objectives for this 3,000 square foot custom home were to enjoy the waterfront views and Florida’s stunning sunrises and sunsets from their property. They were attracted to both the look and living environment of Contemporary style architecture. In keeping with their objectives during the planning stages, DSA positioned the home on an east-west axis and designed contemporary elevations and interior living spaces with special features such as a porte-cochère with a spacious deck built on top, from which to view sunsets on the west side of the residence, and large balconies and a pool facing the Intracoastal Waterway, from which to enjoy morning sunrises. Inside, three bedrooms and ample living spaces, were designed around a central two story tall open concept living area. The first floor stairs lead to a catwalk on the second floor designed to look down to the first floor below as you walk across, creating an even more airy, contemporary feel throughout the home. The master bathroom juts out, suspended off the back of the house, with dual vanity sinks positioned in front of a large waterfront window-wall rather than mirrors. Even the make-up counter in the master bathroom was designed so that when seated and looking into the mirror you can see the views of the water through the windows in its reflection. The design inspired other homeowners who asked DSA to include similar concepts in their plans. Music: bensound.com

The client’s brief called for a family orientated home suitable for indoor/outdoor entertainment that maximizes the views to the north. The result is a 1100m² sculptural piece of architecture that is an extreme transformation from the previously modest single story. With every room in the house opening outdoors, linking the home with the landscaped garden, indoor/outdoor living is guaranteed. Werner van der Meulen used morphed steels forms that wrap around and frame the structure by the use of parasitic architecture. From the street, the boldly designed off-shutter boundary wall with black steel shapes creeping over predicts that this is no ordinary piece of architecture. The black steel sliding garage doors of the four new garages that were added on top of the existing house, combine with the sculptural steel forms of the guard house and porte cochere. Diagonal strip lights featured within the wall of the entrance create an abstract pattern at night that guides visitors to the entrance gate. Steel, glass and concrete are prominently used in Kloof Road House and have been integrated into the design, from the boundary wall all the way to the interior. The angled steel roof of the entrance hall overhangs the double volume window and glass front door at the entrance, while the sculptural steel staircase is visible behind the window. The wall of the entrance is clad with natural timber in a herringbone pattern to soften the harshness of the steel, glass and concrete interior, while the backlit ceilings create a shadowless interior inside the sculptured 3D forms. M Square Lifestyle Design translated the architectural concept of Kloof Road House into the interior design. Steel perforated panels and off-shutter concrete were amongst the elements used for the interior, while the design of the lighting compliments the bold forms of the home and defines the angles. Concrete, glass and steel visually link the interior and exterior, smoothly integrating architecture and interior design. The furniture, decor and feature lights that complement this are sourced from M Square Lifestyle Necessities. Nico van der Meulen Architect’s trademark of seamlessly connecting the indoor and outdoor spaces is achieved through the use of frameless folding glass doors, transforming the lanai into an extension of the living room. The double volume living room and dining room, kitchen and lanai are situated in an open plan area and coherently merge into one another with a polished concrete floor extending to the lanai. The angled columns supporting steel beams and the roof pierce the double volume space. These structural elements were designed to appear sculptural, while the sculptures on display compliment the structural components of the building. Energy efficiency was very important, so a decision was made to use a water-based under floor heating system, connected to solar panels and a heat pump, both for heating and cooling. This was installed in a polished concrete floor for good conductivity. Kloof Road House has four en suite bedrooms; two children’s bedrooms and a guest bedroom situated downstairs and the main bedroom suite located upstairs. The design of the main bedroom incorporates a large open balcony with views stretching to the far horizon, while the open plan bathroom flows around the corner to the expansive dressing room. The main suite has its own lounge area with a television and fireplace, as well as a mini kitchenette cum bar. A pajama-lounge and playroom is located upstairs and overlooks the double volume living spaces and kitchen, leading onto a large north-facing balcony that forms the roof of the lanai, offering views of the garden and other distant views. A 12 x 8m floating pavilion is located on the lower level of the sloping garden and affords views of the northern façade in its entirety, as well as the cantilevered koi pond and north views towards Sandton. The pavilion allows for effortless entertaining at the swimming pool with an open fire pit next to it, as well as a barbeque and bar located within.

Johannesburg-based studio Nico Van Der Meulen Architects has designed the Glass House project. This impressive two story contemporary home is located in Johannesburg, South Africa. The house is situated on a 4000 sq.m site, with a total floor area of 2500sq.m. The owner requested a modern, glamorous, open plan, light-filled house with views from all rooms into the garden. The shape on the south side is a half circle, forming a horseshoe on the north side. Approaching the house form the gate the driveway is elevated to allow glimpses thru’ the house to the garden and raised water feature on the other side of the house. The porte cochere is a suspended glass and stainless steel structure, with view into the house and a stainless steel and glass staircase, suspended over a heated pond, (which in summer acts as a temperature stabilizer, and in winter as a giant heater) with a circular, raised glass water feature in the background, framed by a beam two storeys high. To the right is a small sunken formal lounge, and to the left a timber-clad lift tower. The dining room is raised a couple of steps above the family room. The window to the dining room is a 6m high curved glass enclosure, where each sheet of glass leans over further than the previous sheet, with glass fins holding it in position. The frameless glass folding doors starts at the dining room, and stretches for nearly 70m around the dining room, family room, lanai, indoor pool and gym. The family room is partially double volume, flowing seamlessly into the lanai and heated indoor pool, with a bar, pizza oven, gas and wood braai. The kitchen leads off the family room and dining room, with a pair of automatic, frameless sandblasted doors leading from the dining room to the kitchen. A breakfast area and playroom are adjacent to the kitchen, allowing the younger kids to be supervised from the kitchen and family room, and allowing direct access to the bar and barbeque area from the kitchen. An atrium between the family room and the kitchen allows the family to ventilate and cool the house naturally, without compromising their security, while a roller shutter door drops down automatically when the alarm is activated, cutting the top floor off from the ground floor. The walls to the family room and bar is clad with marble strips, with glass inlays and LED strip lights. You can jump from the main bedroom into the pool, swim to the gym, swim back and use the steel spiral staircase to go back to the main bedroom , or tip a tipsy friend into the pool from his barstool! The lanai opens up totally to the outdoor pool with a deck, spilling into a kid’s splash pool at the bottom. A basement under the house have parking for about 12 cars, with a view into the pool, and a top-lit art gallery which forms the passage between the garages and the lift. A feature wall opposite the living areas is clad in stone from Jerusalem, with a tree aloe growing in front of it. The stone comes from buildings hundreds of years old, being demolished in Israel to make space for development. The same stone is used in the dining room, flowing thru’ the glass wall to the outside. The study is a glass box at the top of the staircase, with a view over the pools at the bottom. A large playroom is situated next to it, with an intimate home theater and kitchenette, leading to a large balcony with a shaded porch. The main bedroom on the other side of the hall is reached via a gallery looking down into the dining room and out to the garden. The main suite has a small lounge and built-in kitchenette, with a drop-down screen and projector built into the bulkhead. The main bathroom is a study in glass and transparency: The North and east walls are glass and slides open, even if privacy is required, the doors can be left open and the automatic blinds can be lowered, still allowing views and ventilation, but looking translucent from outside. A large balcony off the main bedroom is partially covered, granting respite from the summer sun, or allowing all fresco early morning coffee or late afternoon drinks, while a staircase to the roof allows views over the surrounding suburb and towards Midrand. The double volume glass enclosure over the pool can be opened from the balcony outside the children’s bedrooms, allowing a cooling updraft over the pool. From another balcony the door overlooking the double volume in the family room can be opened, again resulting in a cooling chimney effect to the living areas.”

KUALA LUMPUR, MALAYSIA: Historical Majestic Hotel Building

Originally opened in 1932, the hotel was commissioned by the Trustees of the Estate of Loke Wan Tho, the youngest son of Loke Yew, and sited on a hillside edging Lake Gardens, opposite the Kuala Lumpur Railway Station. Designed by architectural firm Keys and Dowdeswell, the complex was fashioned in a transitional hybrid of Beaux-Arts and Art Deco styles, with extensive use of arches, pilasters and cornice on the main block, a more vernacular double-storey annexe, and an extended Art Deco porte-cochère that leads down the hill. The 51-room hotel served as a more luxurious counterpart to the Kuala Lumpur station's built-in hotel and various contemporaries in Kuala Lumpur, with larger rooms, furnishing and silverware imported from England, modern plumbing with hot and cold water, showers, and long baths in 18 rooms, and a roof garden with a dance floor and seating for 350 patrons. As a result, the hotel, with its ease of access to railway transport and Kuala Lumpur proper, was often patronised by the colonial and social elites during its British colonial heyday. During the Japanese occupation of Malaya in World War II, the hotel was used as a transit camp by the Japanese occupation government. When Japan surrendered, it was reported that a Japanese soldier committed suicide in Room 48. The hotel resumed operation after the war, continuing to serve as an upscale venue and hotel for several more decades. One of the highlights of its post-war history was on September 17, 1951, where an inaugural meeting for the formation of the Independence of Malaya Party (IMP), a non-racial party, was held by Onn Jaafar and presided by Tan Cheng Lock, then President of the Malayan Chinese Association (MCA), at the hotel. After the hotel has been pressured by competition from the more modern Merlin, Hilton, Equatorial and Federal Hotels by the 1970s, the Majestic was closed in 1983 following the building's gazette as a historic landmark by the Malaysian government under the Antiquities Act and acquired by the government for use to house the National Art Gallery from 1984 on. In 1995, an agreement was reached between the government, Syarikat Tanah dan Harta (a Finance Ministry incorporated property holding company) and YTL Corporation to privatise development of the hotel in exchange for YTL constructing a new building for the National Art Gallery. After the National Art Gallery vacated the hotel complex in 1998, it was mothballed for a decade until YTL commenced development of the site in 2008, augmenting the original complex with a new 15-storey, 253-room "Tower Wing" built on an adjacent vacant land parcel directly south, while restoring the original complex into a 47-room "Majestic Wing". The expanded hotel complex, branded as The Majestic Hotel Kuala Lumpur and under the management of YTL subsidiary, YTL Hotels, was reopened on December 8, 2012.
