When choosing finance for a business, its essential that it's adequate for the needs of the business. For example, making sure that it's actually enough to pay for what it is you need. Its also important that its appropriate and won't leave the business with massive interest payments if it is already burdened with other high monthly payments. Finance can come from internal or external sources. If it comes from internal sources it's likely to come from three sources; retained profits from previous years after all deductions, sale of assets such as machinery and, more effective use of capitol. This may include chasing debtors and negotiating longer credit periods with suppliers. All of these sources are are a great way of raising large amounts of cash. External finance is generated from outside the business in a variety of ways. The main sources are loan capital, venture capital, ordinary share capital and personal funding. Loan capital is one of the most common ways of funding a business. Loans are often used to purchase fixed assets such as land and machinery. Typically they are re-payed in monthly instalments and the bank will usually require collateral in the event of a business defaulting. Although large amounts of funding are available, loans are becoming increasingly difficult to get and the application process can be long-winded. Furthermore too many loans increase the company's gearing to dangerous levels. Business bank accounts will often come with an overdraft facility that will allow the business to withdraw more money from the bank than it has in its account. It's a flexible, short-term method of borrowing extra money. However, its important to remember that interest is calculated on a daily basis and it can be recalled at very short notice. Venture capital is an extremely risky type of investment that a 'venture capitalist' will make in a business which they believe has huge growth potential. Venture capital provides long-term committed share capital to help companies grow and succeed. Venture capitalist typically prefer to invest in entrepreneurial businesses. Obtaining venture capital is very different from taking out a loan with a bank. Banks have a legal right to interest on a loan and repayment of the capital regardless of if the business is a success whereas venture capital is invested in exchange for an equity stake in the business. As a shareholder, the venture capitalist's return is dependent on the profitability of the business. This return is earned when the venture capitalist "exits" by selling its shareholding when the business is sold to another owner. Alternatively a company might want to use ordinary shares to raise cash. To do so they would raise new shares and offer them to new or existing shareholders. The market value of a company's shares is determined by the price another investor is prepared to pay for them. In the case of publicly-quoted companies, this is reflected in the market value of the ordinary shares traded on the Stock Exchange. Lastly, owners of small businesses may choose to invest their own money into their business. This money could come from; personal savings, inherited funds, personal bank loans. They may make this decision because they desperately want their business to work and, also because its difficult for business to get credit. The biggest risk is that if the business fails the owner losses their investment or assets.

SUMMARY: In the above video I reveal a powerful strategy that is practically available to all, but is known and fully understood by a very few. If one takes the time to learn and implement this method of eliminating debt, one may find themselves pleasantly surprised of how quickly their home mortgage, auto loans, student loans or business loans can be completely paid off. This strategy is known as Velocity Banking and in the video I will demonstrate how Velocity Banking can be used to pay off a 30 year home mortgage in just 5-7 years without sending double payments to the bank or changing one’s current level of income. RECAP OF THE VIDEO: I start off by creating a scenario of a financial situation by taking an average household net income in the United States combined with some of the basic monthly expenses: home mortgage, minimum payment on a credit card, car payment and living expenses which include groceries, utilities, gym membership… Once all expenses are identified and subtracted from the net monthly income it is important to understand the impact of cash flow, the difference between a loan and a line of credit, how the interest of a loan and a line of credit is calculated, and how monthly payments on a mortgage are dispersed between interest and principal paydown. To help demonstrate these differences I create tables and an amortization graph. As I go on to unveil the main differences I also identify the biggest reason why nowadays most homeowners are unable to payoff their home mortgages due to the unstrategic use of home refinancing. By this point having had identified the difference between a loan and a line of credit I can reveal the benefits of utilizing a line of credit to pay off a home mortgage in 5-7 years. This is where I get into the Velocity Banking strategy which incorporates an unaccustomed method of moving one’s entire monthly paycheck into a line of credit instead of the accustomed checkings and savings accounts. By adopting this method one can leverage a line of credit to free up cash flow, gain cash back rewards, build credit history and improve credit score, but the greatest leverage created is the thousands if not hundreds of thousands of dollars in interest savings. I'm a certified financial planner and a senior editor here at Business Insider. I've helped a lot of clients get out of debt, and it's actually a lot of easier than it seems when you're staring at a pile of credit-card debt or student loans that you just don't know how to get ahead of. The first step to take is to get organized. That's the part that a lot of people are afraid to tackle. So take a Saturday morning, make yourself a really nice brunch, and make a list of all of the different debts that you need to pay off. What I mean by that is, make a list of exactly how much you owe to each different place. So if you have a Visa that you owe $2,000 to, put that first on the list. You also need to know your interest rate, the minimum payment, and the due date for that debt. Keep doing that for all the different things you're trying to pay off. That way you can prioritize which debts you want to tackle first. Once you can see a full picture of everything you owe, you can create a plan. But before you create a plan, it's important to take a step back. There are a few things that you have to be aware of. No. 1, be realistic when you are creating the plan. You don't want to set yourself up to fail. Paying off debt can take a long time. Two years, three years, even longer. So this isn't something you're going to fix overnight. And that's OK. The other important thing to be aware of, though, is that this is temporary. We are not talking about forever. So any sort of lifestyle adjustments that you make now to pay off your debt will eventually end. And you absolutely can pay it off. I've seen so many people do it. To tackle your debt, at the bare minimum you have to make all of your minimum payments on time. That's very important for your credit score. So you can set up automatic payments to make sure those payments will go out on time and in full.  Obviously, you'll have to pay more than the minimum payment to put a dent in your debt. But exactly how much will vary from person to person, and it could even vary from month to month. A good rule of thumb is to aim to pay double your minimum payment to any of your debts. That might be hard in some cases. So even paying $20 or $50 more can speed up the process of getting out of debt. I've had luck with clients who have paid the debt that had the highest interest rate first. Some people would recommend paying the smallest debt first. So if that works better for you, great. The point is to gain momentum so that you begin to see your debt balance decrease. It might take a little trial and error to see which one works best for you. The hardest part about paying down debt is that it really does require a lifestyle change. Again, it's just temporary, but you'll have to cut back on certain areas of your spending if you are going to free up money in your budget to put toward paying down your debt. Once you have a plan in place, it's important to stick to it. But if extra cash pops into your bank account from a tax refund or a really generous gift, there's nothing wrong with putting that toward the debt as well to fast-forward the process. Paying down debt is a temporary goal and one that is very achievable. Creating the right amount of debt, getting the best rates and determining cash flow on your deal is incredibly important. A house isn’t considered an investment in this discussion. A house doesn’t produce cash flow and is another way for the bank to hold your money hostage. On a house, you’ll have a down payment, mortgage insurance and interest rate based on your credit score and other factors. You have to prove that you can afford the debt because the bank doesn’t consider it an income producing investment. The opposite occurs when you invest to buy an income producing property. In any real estate deal, your most important partner isn’t your agent or the person you are working with on the deal. Your biggest partner on the deal is the bank. When investing in commercial real estate, you should look for a multi-family investment with a minimum of 16 units. That’s because it produces enough income to protect the investment. Many times a bank will offer an interest-only loan at a certain percentage above Treasury rates when financing these types of deals. You’ll need to compare rates to find the best one and length of term for your situation. Financing is extremely important. You need to know financing because it costs you money. A difference of a quarter of a percentage point in interest rates on a large deal can mean paying hundreds of thousands of dollars more a year. Another difference you’ll want to pay attention to is your down payment. Unlike buying a house, you won’t want to pay your principle down after the initial down payment. The deal becomes about how much money you can make from it. As the land value continues to appreciate and rents continue to increase cash keeps flowing. This flow covers the debt payment and gives you passive income. There is no value in paying more to bring the debt down. Because financing is so important in these types of deals, you should spend more time negotiating financing than the price. As a small investor, the deck is stacked against you to keep you there. Don’t fall for these money myths: -Buy a house. In reality, this ties up your money. -Invest in a retirement plan. You’re giving your money to someone else and have no control over it. -Buy Stocks. Gambling with your money. -Savings Account. A bank gives you no return on your money by having it sit in your account. -Small real estate investments. These types of investments aren’t big enough to create real money that can become indestructible. Break out and invest. Jim Rohn: How to Solve Your Money Problems (Law of Attraction) Here is an exciting thought! Why not work full time on your job and part time on your fortune? And what a feeling you'll have when you can honestly say, "I'm working to become wealthy. I'm not just working to pay my bills." When you have a wealth plan, you'll be so motivated that you'll have a hard time going to bed at night. So if you will indulge me, I would like to share a simple formula for creating wealth. Here’s my thought on how money should be allocated. The 70/30 Rule After you pay your fair share of taxes, learn to live on 70 percent of your after-tax income. These are the necessities and luxuries you spend money on. Then, it’s important to look at how you allocate your remaining 30 percent. Let's allocate it in the following ways: Charity Of the 30 percent not spent, one-third should go to charity. Charity is the act of giving back to the community and helping those who need assistance. I believe that contributing 10 percent of your after-tax income is a good amount to strive for. The act of giving should be taught early, when the amounts are small. It's pretty easy to take a dime out of a dollar. But it's considerably harder to give away a $100,000 out of $1 million. You say, "Oh, if I had $1 million, I'd have no trouble giving $100,000." I'm not so sure. $100,000 is a lot of money. Start early so you'll develop the habit before the big money comes your way. Capital Investment With the next 10 percent of your after-tax income, you're going to create wealth. This is money you'll use to buy, fix, manufacture or sell. The key is to engage in commerce, even if only on a part-time basis. So how do you go about creating wealth? There are lots of ways. Let your imagination roam. Take a close look at those skills you developed at work or through your hobbies; you may be able to convert these into a profitable enterprise. In addition, you can also learn to buy a product at wholesale and sell it for retail. Or you can purchase a piece of property and improve it. Use this 10 percent to purchase your equipment, products or equity—and get started. There is no telling what genius is inside you waiting to be awakened by the spark of opportunity. Savings The last 10 percent should be put in savings. I consider this to be one of the most exciting parts of your wealth plan because it can offer you peace of mind by preparing you for the “winters" of life. Let me give you the definition of "rich" and "poor”: Poor people spend their money and save what's left. Rich people save their money and spend what's left. Twenty years ago, two people each earned a $1,000 a month and they each earned the same increases over the years. One had the philosophy of spending money and saving what's left; the other had the philosophy of saving first and spending what's left. Today, if you knew both, you'd call one poor and the other wealthy. So, remember that giving, investing and saving, like any form of discipline, has a subtle effect. At the end of the day, the week, the month, the results are hardly noticeable. But let five years lapse and the differences become pronounced. At the end of 10 years, the differences are dramatic. Brian Wesbury is Chief Economist at First Trust Advisors L.P., a financial services firm based in Wheaton, Illinois. Mr. Wesbury has been a member of the Academic Advisory Council of the Federal Reserve Bank of Chicago since 1999. In 2012, he was named a Fellow of the George W. Bush Presidential Center in Dallas, TX where he works closely with its 4%-Growth Project. His writing appears in various magazines, newspapers and blogs, and he appears regularly on Fox, Bloomberg, CNBCand BNN Canada TV. In 1995 and 1996, he served as Chief Economist for the Joint Economic Committee of the U.S. Congress. The Wall Street Journal ranked Mr. Wesbury the nation’s #1 U.S. economic forecaster in 2001, and USA Today ranked him as one of the nation’s top 10 forecasters in 2004. Mr. Wesbury began his career in 1982 at the Harris Bank in Chicago. Former positions include Vice President and Economist for the Chicago Corporation and Senior Vice President and Chief Economist for Griffin, Kubik, Stephens, & Thompson. Mr. Wesbury received an M.B.A. from Northwestern University’s Kellogg Graduate School of Management, and a B.A. in Economics from the University of Montana. McGraw-Hill published his first book, The New Era of Wealth, in October 1999. His most recent book, It’s Not As Bad As You Think, was published in November 2009 by John Wiley & Sons. In 2011, Mr. Wesbury received the University of Montana’s Distinguished Alumni Award. This award honors outstanding alumni who have “brought honor to the University, the state or the nation.” There have been 267 recipients of this award out of a potential pool of 91,000 graduates.
