This plan borrows many ideas from the millionaire real-estate agent. but at the same time has many unique ideas that are unique to my real-estate agent experience. Join my Facebook Group Real-Estate Lead Gen Squad! http://bit.ly/2RrcReA FIRST WE MUST LOOK AT TEDDY’S REAL-ESTATE SALES HIERARCHY This info-graph borrows heavily from Maslow Hierachy of Need’s, but has been adjusted for real-estate sales. Prospecting: At the base of the pyramid, is PROSPECTING. Think of prospecting as the most important aspect of your business and the gasoline to the real-estate engine. Prospecting can be done in many ways, but at the very heart of my business it is cold-calling. For you it could be door knocking, but prospecting = finding people that want to buy or sell real-estate. Find a person that wants to sell/buy is a LEAD. My business is based on cold-calling 100 contacts = 1 seller lead You contact 100 people a day for 200 days and produced 200 leads You have a 200 person database This translates to around 10-15 listings a year (100 Person database = 5-10 listings per year) Listings (if marketed correctly produce 1-2 buyers) 25-30 deals in a year $150,000 GCI which roughly translates to around $70,000 a year after tax, splits, marketing expenses, etc. In theory, if you increased the efficiency of your prospecting, you’re income will always go up! Essentially the easiest way to increase your revenue in real-estate is call, door-knock, and talk to MORE people. Marketing: THE BEST SIDE EFFECT of having tons of listings is that you produce tons of buyers. Sign calls Zillow premier calls Paid ads Social media Word of mouth (“Did you see how many listings John has?! Let’s call him!) FOR EVERY LISTING YOU EXPECT 1 or 2 buyers. Think of marketing your listings as like adding NOS to your real-estate business. Sure you could not market your listings and they might not sell, but marketing your sell using your listings is a synergistic effect. You increase exposure You get more buyer leads You pick up more listings You become more highly paid. Marketing can phase out prospecting if you have enough money and have been in the business for 5-10 years. Above the “line” on the hierarchy you have NON-REVENUE GENERATING ACTIVITIES Don’t get me wrong, these are IMPORTANT. These activities are what allow you to actually broker, do a good job, and provide a valuable service, but they aren’t what truly make you large amounts of money. NUMBER #1 reason agents go broke? This pyramid flips. Agents either start real-estate watching Youtube all-day and not generating business OR they get so busy that they stop prospecting. Both are a deadly game. Working with clients: This is an important area, because this is what allows you to: Be seen as market expert Have people truly attracted to your knowledge Not have to prospect as hard or as long Build a huge referral database and have people so impressed that they tell all their friends Quickly close on buyers and find that perfect house quickly This is a skill that takes a while to learn. Many times newer real-estate agents don’t have this skill nailed down and frequently have buyers “vanish”. Admin tasks: Many times the BEST sales people are horrible at admin tasks: Signing contract Working with lender Calling attorneys Monitoring a deal for start to finish is tasking Admin work can start off as something innocuous, but can quickly eat up your time and take you away from marketing and prospecting. I personally have been through phases of my business where I nearly went broke because my pipeline dried up from dealing with paperwork all the time. Recognize when you need to hire a closing coordinator and don’t go broke trying handle everything on your own. Kaizen: Ironically, this is where most new real-estate agents mess up. How do I put together a cost effective business plan that provides for minimal investment and provides cash flow for growth?”- Brian Joe: A business plan is if you’re going to go out and raise money. We don’t raise money. A lot of people think, ‘I went to business school and business school says before you start a business you need to have a business plan because you’re going to invest a certain amount of money and you need to see how long it’s going to take before you get that money back.’ Joe: I understand that. I understand having a plan for going forward and doing things, but what you could do is you could emulate a plan that we know works. I have a plan, the “For Rent Method”, that works very well, and we have other things that we do as well, but the “For Rent Method” is a great one to get started with. It’s very easy, it doesn’t require cash and it doesn’t require any credit, so the first time you make money on it, you get an instant return on your business and you can start living on that almost immediately. Joe: It does cost you some money to learn how to do it and go through that process, although I give away so much free information on this blog that you can probably get all of this information for free. Or, you can buy my book on Amazon, “Automated Real Estate Investing” for $2.99 - just type in Joe Crump and you’ll see a couple of books. One of them is a green cover and one’s a red cover – buy the one with the red cover because that’s about automated real estate investing, so it’s very cheap to get going and it is a business plan in itself. It shows you what you need to do, i.e. step one, step two, step three, etc. – it teaches you step by step what needs to be done. Joe: I had a fellow come to me and say, ‘Joe, I need to create a business plan so that I can give this to my dad so that he’ll give me enough money to afford your business program.’ And I told him the same thing. I said, ‘We don’t really create business plans. It’s not really necessary. You don’t know where your business is going, so whatever you write down in your business plan…’ – I’ve talked to so many startup people, whether they’re in software, real estate or whatever business they have going that’s not a franchise (because franchises already have a step by step in place and don’t require business plans) and if you don’t have anything in place to start with, what you do is start taking action on things that seem reasonable to make money or you use a system like mine which is similar to a franchise where you already know what you need to do, and then you can grow from there. Joe: If you want to go off and do wholesaling deals, you can do that. If you want to do rehab deals, you can do that. I do all of those things as well. I have some students that do short sales, real estate agents especially, and they do them, which I find to be a pain in the butt, but I can see how they can be valuable. Joe: There have been times when I’ve built and done new construction that made sense. Most of the time right now, I don’t see that as making a lot of sense – the loan market is very tight, so I try to do things that don’t require any loans or any conventional lending or hard money or private investors, and if you can set up deals that do that, it’s going to be a lot easier for you to build a business and if you use a step by step plan that somebody else has already created, that’s also going to make it a lot easier. The real estate business is just that: A BUSINESS.
